Apartment or Condominium Complex Operation

When an employer provides lodging, the total compensation must include the market value of such lodging to the employee.
Employers that manage and run residential apartment or condominium complexes with one or more multi-unit buildings and four or more units per building fall under this division. This category comprises property managers who are responsible for the direct supervision of workers who operate, maintain, and take care of residential and commercial properties. The upkeep of ventilation and heating systems, the replacement of door locks and directories, interior refurbishment, the upkeep of outside landscapes, the upkeep of swimming pools, security, and the management of parking facilities are only a few examples of such activities.

Other Residential Condo Building Classifications

Apartment or Condominium Complex Operation refers to non-residing property management supervisors who exercise direction through maintenance or operations supervisors who directly supervise employees engaged in the operation, maintenance, and care of properties. These supervisors are responsible for supervising employees who are responsible for the operation, maintenance, and care of properties. Apartment or Condominium Complex Operation also applies to non-residing property management supervisors who oversee apartment or condominium complexes at which all operation, maintenance, and care activities are conducted by separate concerns and no payroll is assignable. These complexes typically have a separate concern for each aspect of the complex’s operation, including care, maintenance, and operation.

Real Estate Classification

Non-resident employees who are solely responsible for renting or leasing property to customers and who perform no other duties of any kind for their employer in any capacity, with the exception of clerical office work, are to be separately classified as working for real estate agencies, on the condition that separate workers are kept on hand to take care of the property management responsibilities. The classification of any new construction, alterations, or demolition work must be done individually. The establishments that either prepare hot items or serve them to customers should be categorized as restaurants or taverns separately.

Building Operations

Building Operation refers to the management and operation of individual apartment or condominium units (as opposed to apartment or condominium complexes), single-family residences, duplexes, triplexes, and other residential properties consisting of not more than three units per building. Apartment and condominium complexes are not included in this category.
